Established in 2022 as a joint venture between a Marine Corps veteran and an Army veteran, CDG combines the tenacity, discipline, and leadership of military service with the entrepreneurial spirit needed to be successful in real-estate acquisitions and development. The foundation of our organization is built upon the significant experience that both founders have garnered in the public and private sectors, from serving in private REITs and state housing authorities to working with private developers and investors on multifamily projects nationwide.

Our team is proficient in identifying suitable sites and conducting comprehensive underwriting for affordable housing projects.

Our team demonstrates specialized skills in handling an array of funding applications aimed at affordable and market-rate housing projects. When it comes to market-rate properties, our team excels at applying for and closing on traditional mortgages. For affordable properties, we can help prepare applications for the Low-Income Housing Tax Credit (LIHTC), HOME (HOME Investment Partnerships Program), ARPA (American Rescue Plan Act), TIF (Tax Increment Financing), Voucher Applications (such as VASH and Section 8), and Congressional Grants.

Cordon Housing offers a range of services to support mission-oriented projects and assist for-profit developers in optimizing their LIHTC projects. We have the expertise to apply for grant funding on behalf of developers and can also serve as the receiver for grants. Additionally, we provide loans to for-profit developers, helping them avoid taxable events and unnecessary basis adjustments. Our comprehensive approach ensures seamless support and financial assistance for developers while aligning with our mission to promote affordable housing.

We can secure entitlements for potential projects by assembling and managing a robust team of consultants and charting a critical path to project completion.

Cordon Housing has extensive experience in negotiating with municipalities, housing authorities, and state housing finance authorities. This expertise allows us to effectively secure more favorable conditions for subordinate debt, zoning variations, and tax abatements.
